After trying to buy either a foreclosure or short sale in PCB for 6 month’s now I have come to the conclusion most of it is purely for show and the real buyers and sellers are investors and banks taking items back. It has not been a good experience either with the real estate agent or the banks, even though we have pre-approved financing. Items hitting the foreclosure list the same day are pre-bought, short-sales are falsely advertised as such and never materialize and real estate agents are falsely advertising short sales that in fact have not been approved by the bank as such. Very dishonest.
Thank you for your comment Holly. I understand how buyers like yourself, could become frustrated in today’s real estate market. I too have become frustrated with the short sale process. I have a buyer that made a full price cash offer on a short sale condo in Majestic Towers. We have been waiting 3 months for the lender to respond to our offer. A big piece of the short sale puzzle is the listing agent. If they know what they are doing, they will have contacted the lender prior to listing it on the MLS to request a short sale package. At a minimum, the lender will required the seller to provide bank statements, financial statement, check stubs, and a hardship letter. If the seller hasn’t start collecting this information prior to getting an offer it will delays the process tremendously. You might want to start looking for short sales that are contingent and put a backup offer in. Many buyers are getting frustrated with the wait time and end up withdrawing their offer.
